Q: WHY IS MY HOUSE SINKING?
A: Foundation problems are most often caused by the failure to comply with the Soil Engineers’ recommendations and properly compact the “building pad” both during and after the site preparation.  Also, both natural and manmade sink holes (caverns and landfills), underground waterways (such as building over ancient washes), water pipe leaks (check your water bill often), ponding water against the foundation, deficient bearing soils, heavy concentrations of water such as a dripping faucets or leaking irrigation system, AC condensation lines, downspouts not discharging away from the structure, no gutters, brick borders that hold the water against the foundation, reversed drainage to the structure, overwatering of lawns, drip systems next to the foundation, just to name a few, can also contribute to such failures.  
Most settlement problems begin with potentially unstable soils that are activated by the introduction of water.  Water always takes the path of least resistance.  This is true with both new construction and pre-existing structures.  Most signs of settlement start out with a cracked tile, cracks in the walls or ceilings, popping sounds or doors and windows that won’t open properly.  Also, you may see, on the exterior of the structure, stair stepping cracks on the block wall, cracks in the stucco, cracks in the concrete around columns, garage doors and walkways, etc.
